Is it necessary to book?
We recommend you book, especially in the busy summer months and school holidays as we cannot guarantee availability. However if you haven’t made a booking in advance we’ll try to accommodate you subject to availability. You can book either online or by contacting us directly.
Can I book a specific pitch
We’ll try and accommodate any specific requests if availability allows.
Do I need to pay a deposit to secure my booking?
A deposit of £20 is due at time of booking. Full payment for your booking is due four days prior to your arrival, you’ll be sent a reminder for this. If your arrival date is within four days of your booking date you’ll need to pay the full amount at time of booking.
What methods of payment do you accept?
We accept cash and all major credit cards including Visa, Mastercard, Maestro and Electron.
Can I change my arrival/departure dates?
This is possible if we have the availability.
Do you allow group bookings?
We do allow group bookings and of the same sex. However we do asked that under 18s are accompanied by an adult in their party.
Cancellations and refunds
Will I be charged for cancelling my booking
If you cancel your booking you’ll lose your non-refundable booking deposit.
Can we get a refund if we leave early if the weather is bad?
Sorry, we don’t offer refunds for early departures.
How can we get a refund?
We currently don’t offer refunds but we can transfer your booking to an alternative date if availability allows.
Arrivals and departures
What time can I check in from on arrival day?
Our check in times vary slightly depending on the time of year you’re visiting. The times are given below, however if you think you’ll be unable to make these times please contact us and let us know – an additional fee may be charged to arrive outside these time.
November – March: 12:00 – 17:00
April – October: 14:00 – 20:00
What’s the latest I can arrive on site on arrival day?
The latest arrival time varies depending on the time of year. Latest arrival times are given below, however if you think you’ll be unable to make these times please contact us and let us know – an additional fee will be charged to arrive after the Reception closes.
October – March: 17:00
April – October: 20:00
What time do I need to leave on my departure day?
For all touring and camping pods pitches we ask guests to leave by 11:00 on the day of departure. If you’d like to delay your departure time please check with Reception as this will depend on what arrivals we have that day – this is subject to an additional charge.
What are the opening and closing times for the site barrier?
The site barrier is opened at 08:00 every morning and locked at 22:00. If you return to the site and the barrier is locked for the evening you can park your vehicle in the car park adjacent to the campsite, the site is still accessible by foot.
What should we do if we need to leave early in the morning before the site barrier is open?
We suggest that you either park your vehicle in the adjacent car park or ask at Reception for a barrier pin code to allow early exit. –or hooked up in lay by outside the height barrier.
General camping information
Does the site have Wi-Fi?
Yes the site offers FREE Wi-Fi to all its visitors.
How good is the television reception on the site?
TV reception is good.
Are camp fires and BBQs allowed?
No open fires are permitted but BBQs are allowed, however they must be raised off the ground and off wooden tables and decking. We do hire BBQs and firepits plus our shop also stocks BBQ charcoal.
Can I park my car next to my pitch or camping pod?
One car is permitted to park adjacent to the tent, cocoon, cabin, caravan or motorhome. Additional cars must be parked in the adjacent car park.
What is your noise policy?
We ask for quiet between 23:00 and 07:00. Please respect other campers who may be trying to sleep. We’re a family site and will not tolerate anti-social behaviour or language. Anyone causing a disturbance will be asked to leave and no refund will be given.
Is there somewhere to store valuables?
We have lockers available on site however please note that belongings are left at the owners own risk we take no responsibility for loss or damage.
Do you allow contractors?
We allow a limited number of contractors to stay on our site.
Do you have disabled facilities on site?
We have specific pitches that are reserved for disabled customers as they’re situated close to the disabled toilets and showers on the site. Please advise our staff at Reception when making your booking if you wish to book one of these pitches.
Is your site wheelchair accessible?
None of our sites are wheelchair accessible all year round. If you or any of your party have a disability or complex needs of any description, please contact the site we'll try and make arrangements to ensure your stay is as comfortable as possible.
What’s included when you book a camping pod?
All of our Cocoons and Cabins are heated and have electricity and come with beds (no bedding or linen), kettle and welcome pack (cabins only)cocoon has kettle cabins have cooking equipment. Sorry we don’t hire out sleeping bags, bedding, linen, towels or tea towels. See the full list of what's in our cocoons and cabins.
Do you have caravans or tents for hire?
Can I hire camping equipment, travel cots or sleeping bags?
We do have tent hire packages which also include camping equipment. We don't hire travel cots or sleeping bags, however our shop does stock some basic camping equipment that you can purchased.
Do you provide towel hire?
No, you’ll need to bring your own towels and tea towels.
Can I hire cooking utensils?
Sorry, we don't hire out bookingcookingutensils, however we do have BBQ cooking utensils available to purchase in our shop.
Can I buy gas bottles from the site?
We stock butane and propane Calor gas bottles in a variety of sizes. Prices are available from the shop.
Are pets allowed on the site?
We welcome well behaved dogs (maximum of two per pitch), but they must be kept on leads at all times. Dogs must be kept in the caravan, motorhome or tent at night. No dog is to be left unattended outside a tent, caravan or motorhome.
Are dogs allowed in the Cocoons or Cabins?
We do have a few dog friendly cabins and cocoons available, please request at time of booking if you need one of these to be allocated to you - this is essential as there's limited availability. Please note there's an additional charge for dogs.
Are there specific dog walking areas?
There are no specific dog walking areas, we just insist that dogs are kept on their leads at all times and are not allowed in the built facilities or the children’s play area. Owners must clear up after their dogs and dispose of it in the dog bins situated around the site.
Local restaurants, pubs and takeaways
What restaurants and takeaways are nearby?
The Navigation Inn is about a 15 - 20 minute walk away. If travelling by car the postcode is EN3 4XX.
Are there any local takeaways that deliver to the site?
For ease we would suggest using Just Eat or Uber Eats to place takeaway orders which can be delivered to site.
Can you buy hot drinks and food at the site?
There’s a hot drinks vending machine situated in reception and our site shop stocks a range of food to buy.
Local information and travel
How far is the site from central London?
The site is situated approximately nine miles from central London.
What attractions and places are there near to the campsite to visit?
On the site we have our own 18 hole golf and FootGolf course (Lee Valley Golf Course) and visitors are entitled to discounts (golfers play at Member’s prices and 20% off FootGolf). Also within the complex is an ODEON Luxe cinema. In your Welcome Pack you’ll find details of local attractions.

Is the campsite in the London Congestion Charge zone?
No we’re outside this zone.
Is the campsite in the Low Emissions Zone (LEZ) and will it affect my motorhome?
Yes, our site sits within the LEZ for the area. You can check if your vehicle is compliant and isn’t subject to the daily charge (up to £200 per day) by completing your vehicle details on the TFL website.
Foreign registered vehicles must register at least 10 days prior to entering the zone to ascertain whether they’re compliant or not, otherwise they’ll be fined. You can also get further assistance and information by calling 0343 222 2222.
Where's the nearest bus stop?
The nearest bus stop is on the site near the cinema. The W8 bus runs from the site every eight minutes to Edmonton Green Shopping Centre where you can link to overground rail services.
Where's the nearest underground station?
The nearest underground stations are Tottenham Hale or Seven Sisters both are on the Victoria Line.
Where's the nearest overground train station?
The nearest overground train station is Edmonton Green which runs into London Liverpool Street in central London. Journey time into London is approximately 45 minutes from the campsite.
What’s the most cost effective way to travel into London?
There are a few ways to pay for any bus or train journeys. It’s worth noting that children aged 5 – 11 travel free of charge when accompanied by an adult on buses and underground trains plus some overground train routes are also free (maximum of four children per adult).
One day travel cards (sold in our shop) – these let you travel on the bus and overground and underground trains all the way into central London for the whole day. Please check tfl.gov.uk for more information.
Contactless payment – just touch your contactless debit card to the payment points on the bus or at the train stations and the system will automatically work out your journey costs for the whole day. Please note a separate debit card will be required for each person (who needs to pay for the journey).
Oyster cards – available to purchase from any over or underground train station. These cards are valid throughout your stay and can be topped up as required.
